Wall Street Billionaire’s Hedge Fund Acquires Coconut Grove’s Iconic Mayfair House Hotel for $110 Million
One of Coconut Grove’s most recognizable landmarks has changed hands in a transaction that further highlights the growing influence of institutional investment in Miami’s historic waterfront neighborhood.
The Mayfair House Hotel & Garden, located at 3000 Florida Avenue, has been acquired for approximately $110 million by entities affiliated with billionaire investor Paul Singer’s Elliott Investment Management and London-based Lifestyle Hospitality Capital Group.
The acquisition places one of Coconut Grove’s most celebrated hospitality properties under the ownership of a firm with deep roots in the financial industry and a growing presence throughout South Florida.
As part of the transaction, the buyers assumed an existing mortgage and expanded the financing package, bringing total financing to approximately $79 million. While public records reflect a lower deed value, the overall transaction included the hotel business, furniture, fixtures, equipment, branding, and other operational assets commonly associated with hotel acquisitions.
The property was previously acquired in 2019 for $46.8 million and subsequently underwent a significant renovation before reopening as the modern Mayfair House Hotel & Garden.
Originally designed by renowned Miami architect Kenneth Treister, the Mayfair has long been considered one of Coconut Grove’s most distinctive architectural landmarks. The five-story property occupies approximately 1.5 acres and features 179 guestrooms, including suites, connecting rooms, and private balconies.
For decades, the Mayfair has served as a defining element of Coconut Grove’s skyline, known for its lush courtyards, Mediterranean-inspired design, and unique character.
The sale represents more than a hotel transaction. It reflects a broader trend of major investment firms and high-net-worth investors targeting Coconut Grove as one of South Florida’s most desirable real estate markets.
Paul Singer, founder of Elliott Investment Management, relocated the firm’s headquarters from New York to West Palm Beach during the pandemic, joining a growing migration of financial firms and investment capital into South Florida. Today, Elliott manages more than $128 billion in assets and has become increasingly active throughout the region.
The Mayfair acquisition follows a series of high-profile investments across South Florida, including hospitality, office, and mixed-use developments. Elliott-backed real estate platforms have also provided substantial financing for major projects throughout Miami-Dade County, including developments within Coconut Grove.
As investment activity accelerates, Coconut Grove continues to attract attention from national and international investors seeking luxury assets in one of Miami’s most established neighborhoods.
For residents and business owners, the sale raises an ongoing question about the future of the Grove: Will the influx of outside capital help preserve and elevate iconic properties, or will it continue to reshape the character of a community long celebrated for its independent spirit and village atmosphere?
What remains certain is that the Mayfair House Hotel & Garden continues to be one of Coconut Grove’s most valuable and recognizable assets, and its latest ownership marks another chapter in the neighborhood’s evolving story.
