Historic 65-Year-Old Coconut Grove Laundry Finds Temporary Home as Redevelopment Moves Forward
A cornerstone business that has served the community for 65 years is entering a new chapter, as Coconut Grove Laundry & Cleaners temporarily relocates while preparing for a long-term return.
The Espinosa family, who have owned and operated the cleaners since 1961, have partnered with Allen Morris Company to redevelop the property at 3101 Grand Avenue into a new mixed-use project known as Ziggurat Coconut Grove.
The project will transform the historic site into a boutique development featuring 19 luxury residences, office space, and ground-floor retail. Backed by $138.5 million in construction financing, the development reflects continued growth in Coconut Grove while preserving a long-standing neighborhood institution.
As part of the partnership, the Espinosa family will return to the site once construction is complete, reopening the cleaners in a newly redeveloped space within the Ziggurat building.
In the meantime, the business has relocated to a temporary home at 3634 Grand Avenue after moving in March 2026 to make way for demolition of the original structure. The operation is now housed inside the former Coconut Grove Sports Hall of Fame Museum in West Grove, where it will remain until their new building on Douglas is completed.
“Our community is coming together after 65 years—we end the two communities separate: one community, one people,” said Charlie.
For many residents, the cleaners represent more than just a place of business—it’s a piece of Coconut Grove history. Even as redevelopment reshapes the area, the return of this 65-year-old institution ensures its legacy will continue serving the community for years to come.
