<h3 class="wp-block-heading">French perfume house brings its hand-blended fragrances to the Grove</h3>



<p>Le Labo is coming to Coconut Grove, with the celebrated perfume house set to open a new retail location at <strong>3444 Main Highway</strong>.</p>



<p>Known for its hand-blended fragrances, minimalist aesthetic, and highly personalized approach to perfumery, Le Labo’s arrival adds another internationally recognized luxury brand to Coconut Grove’s evolving Main Highway retail corridor.</p>



<p>The new location will bring Le Labo’s signature laboratory-inspired retail experience to one of Miami’s oldest and most distinctive neighborhoods. Customers can expect the brand’s collection of unisex fragrances, candles, body care, and grooming products, with fragrances hand-blended and personalized in-store.</p>



<p>The opening comes as Main Highway continues to attract a growing mix of boutique retail, hospitality, dining, and lifestyle concepts. With its tree-lined streets, historic character, and walkable connection to the heart of the Grove, the corridor has increasingly become one of the neighborhood’s most sought-after destinations for experiential retail.</p>



<p>Founded in 2006 in New York’s Nolita neighborhood and with roots in Grasse, France, Le Labo has become one of the world’s best-known niche fragrance brands. The company is recognized for its emphasis on craftsmanship, raw ingredients, fresh blending, and personalization, an approach that has helped define the modern luxury fragrance market.</p>



<p>The Coconut Grove location further expands Le Labo’s presence in South Florida while introducing its distinctive retail concept to a neighborhood increasingly positioned at the intersection of luxury, culture, and lifestyle.</p>



<p>Le Labo was represented in the transaction by <strong>Alexandra Mesa and Jared Robins of INHOUSE COMMERCIAL</strong>, alongside <strong>Nick Cowan of Isaac’s and Company</strong>.</p>

<p>The transformation of Coconut Grove has become one of the most compelling storylines in South Florida’s luxury market. What was once considered Miami’s laid-back, bohemian hideaway is now a magnet for the country’s most influential and affluent buyers. The shift is written in the names on the deeds with titans like Google co-founder Larry Page who recently acquired close to $200 million worth of real estate in the Grove, a move that underscores a simple truth: this neighborhood has become the place where the world’s most discerning want to be.</p>



<p>“Coconut Grove has become Miami’s new center of gravity,” said Jaclyn Bild, co-founder of the top-producing J&amp;S Group at Douglas Elliman. “The area offers a rare mix of privacy, authenticity, and world-class lifestyle that is almost impossible to find anywhere else in the world.”</p>



<p>As high-net-worth families continue migrating to South Florida, the Grove stands apart for its foundation of schools, parks, marinas, and walkable village character. Areas like CocoWalk, the Grove’s village-style retail and dining hub, has flourished in recent years with Michelin-star dining and incredible shopping, adding to the neighborhood’s appeal.</p>



<p>“Coconut Grove has become one of the hottest submarkets in South Florida,” says Sari Shapiro, co-founder of the J&amp;S Group. “It is one of the rare neighborhoods where you can live, work and play in. The walkability and sense of community along with the top schools in Miami have made it one of the most desirable and competitive neighborhoods for condos, single-family homes and townhomes.”</p>



<p>The impact shows up in the market. Single-family homes and waterfront estates are trading at and above Miami Beach-level pricing, and long-held legacy homes are drawing aggressive bids from out-of-state buyers treating the neighborhood as both a lifestyle and long-term wealth play. The demographic shift is striking too. A steady influx of finance, tech, and entrepreneurial families who could live anywhere are choosing the Grove for its grounded luxury.</p>



<p>“These are people who are looking for substance and a real sense of place,” says Saddy Abaunza Delgado, founder of the Abaunza Group at ONE Sotheby’s International Realty and top producer in the Grove. “They want trees, they want community, they want their kids to ride a bike to school. It’s quiet luxury, and that’s exactly what resonates.”</p>



<p>While single-family homes have long anchored the area’s appeal, the development scene is also accelerating. Recently, roughly $734 million in new construction financing flowed into Coconut Grove for the Four Seasons Private Residences Coconut Grove and Terra’s The Well Coconut Grove, with prices hovering around $4,000-per square foot.</p>



<p>Projects like Ziggurat are redefining the area. Rooted in Coconut Grove’s natural beauty and creative spirit, Ziggurat brings together workspaces, curated retail, and private residences in a lush, biophilic setting shaped by architecture, art, and community. As its residences near a sell-out under ONE Sotheby’s International Realty, the project is transitioning its focus to boutique office and retail leasing to welcome the next wave of local brands and culinary concepts.</p>



<p>Projects like The Lincoln are meeting the growing demand for boutique, low-density living that captures the Grove&#8217;s intimate charm, also being sold exclusively by ONE Sotheby’s International Realty. This boutique project features a limited collection of 48 spacious, thoughtfully designed one-to-four-bedroom homes, each complete with a private in-suite den for versatile modern living.</p>



<p>OPUS Coconut Grove has broken ground and is on track for completion in early 2028, offering an ultra-exclusive boutique lifestyle with only 12-residence including two penthouses. Designed by renowned architect Kobi Karp, with interiors by acclaimed Brazilian designer João Armentano, the project blends a refined, urban-organic aesthetic with a distinctly villa-inspired sensibility.</p>



<p>“OPUS stands out as one of the most thoughtfully conceived boutique buildings in Miami,” says Angel Nicolas, founder of The Nicolas Group, who is leading sales for the project alongside Ale Alfonzo. “From the architectural pedigree to the villa-inspired layouts, every detail reflects intentionality and sets a new standard for functional luxury in the area.”</p>



<p>Competition in the area has intensified as longtime Florida buyers now find themselves bidding against out-of-state and international buyers, adding pressure to an already constrained market. The result is a neighborhood where teardowns fetch premiums and demand for the top schools is extremely competitive. For seasoned Miami real estate experts, the evolution feels like a long time coming.</p>



<p>“For years, Coconut Grove was a hidden gem compared to Miami&#8217;s traditional trophy waterfronts,” said Nancy Batchelor, founder of the top-producing Nancy Batchelor Team at Compass. “Today, the narrative has completely shifted. Buyers aren’t asking why the Grove, they’re asking what’s available. The walkability, the yacht clubs, the prestigious private schools like Ransom Everglades and Carrollton School, are all huge draws. It’s an incredibly sticky market; once people move here they rarely leave, which has turned inventory into a true luxury.”</p>

<p>There is a quiet confidence to Arbor Residences, the newly completed boutique condominium at 3034 Oak Avenue in Coconut Grove. Tucked beneath the neighborhood’s signature tree canopy and surrounded by winding residential streets, the 45-residence development feels less like a traditional Miami condo project and more like a private sanctuary woven into the fabric of the Grove itself.</p>



<p>But Arbor’s story is not simply about architecture or luxury living. Its completion marks the closing of a deeply personal chapter for the Kodsi family and the beginning of a new generation of Miami development leadership.</p>



<p>Last August, as Arbor neared completion, 27-year-old Camilla Kodsi unexpectedly found herself stepping into the spotlight after the passing of her father, Isaac Kodsi, founder of Ark Capital Group. What had once been years of learning beside him quickly became a defining leadership moment.</p>



<p>Following his passing, Camilla led Arbor through its final stretch, overseeing construction, coordinating teams, and guiding the project to Temporary Certificate of Occupancy as sales surpassed 70 percent. Now officially open, the project stands as both a tribute to her father’s vision and a reflection of her own perspective on modern living.</p>



<p>To mark the completion of the highly anticipated development, Arbor Residences recently welcomed guests to an intimate evening cocktail reception in Coconut Grove, offering a first look at the completed residences, interiors, and lush landscaped grounds. The event brought together brokers, buyers, and members of the local community for cocktails and light fare, while Kodsi was in attendance to share insight into the project and the vision behind it.</p>



<p>For Camilla Kodsi, Arbor is personal in more ways than one. Raised in Coconut Grove, she grew up surrounded by the neighborhood’s lush greenery, walkability, marinas, cafés, and slower residential pace, qualities that shaped the philosophy behind the project itself.</p>



<p>That influence is evident throughout Arbor’s design. Rather than towering density, the development embraces intimacy and scale, with just 45 spacious two-, three-, and four-bedroom residences designed around natural light, greenery, and flexibility. Each home includes adaptable den spaces that can evolve with residents’ lifestyles, whether used as a home office, playroom, wellness room, or creative retreat.</p>

<p><em>Repositioned Class-A office building attracts national finance and investment firms amid Miami’s ongoing corporate migration.</em></p>



<p>Comras Company has fully leased 33,000 square feet in <strong>The Canopy</strong>, its newly repositioned mixed-use building in the heart of Coconut Grove, marking a significant milestone for one of Miami’s in-demand submarkets. The recently completed project transforms a legacy retail and fitness property into a modern workplace designed to meet the growing demands from national finance and investment firms seeking premium space in Miami’s urban core.</p>



<p><strong><em>“Coconut Grove is one of the most supply-constrained and desirable destinations for office space in South Florida,”</em> </strong>said Michael Comras, Founder and CEO of Comras Company.<strong><em> “We saw a clear opportunity to reposition this property into a Class-A office environment that aligns with how companies want to operate today, walkable, amenitized, and close to where decision-makers live. Companies no longer want their teams commuting 45 minutes each way. They want community, convenience, and quality. The Canopy delivers that.”</em></strong></p>



<p>Tenants at The Canopy include <strong>Trinity Investments</strong>, <strong>ACORE Capital</strong>, <strong>Sasa Management, Link Business School </strong>and <strong>Principia Capital</strong>. </p><p>Originally developed by Michael Comras more than 25 years ago, the property has undergone multiple iterations, previously home to Spec’s Music, Old Navy, and Shaq’s 24 Hour Fitness. The latest redevelopment reimagines the building into a high-design office destination commanding top-of-market rents in one of South Florida’s most competitive markets.</p>



<p>The project’s full lease-up comes as Miami continues to benefit from sustained corporate relocations. Companies such as Palantir Technologies and a growing number of hedge funds and private equity firms, are further tightening Class-A office inventory and driving demand for boutique, walkable office environments like Coconut Grove.</p>



<p>The neighborhood has also seen record-setting waterfront transactions, including purchases by Google co-founder Larry Page and billionaire investor Timothy Carver, highlighting the Grove’s appeal to ultra-high-net-worth executives who prioritize proximity, lifestyle and privacy.</p>



<p>The Canopy is designed with a hospitality-forward aesthetic, featuring a concierge and lounge-style seating area. The third floor includes a private 1,671-square-foot rooftop terrace, while office suites overlook Coconut Grove’s iconic tree canopy, offering abundant natural light and a sense of privacy rarely found in urban office settings.</p>



<p>On the ground floor, Comras Company curated a complementary tenant mix that enhances the daily experience for office users, including Carrot Express, FedEx, and One Medical, a modern primary care provider.</p>



<p><strong><em>“Miami has become a magnet for capital and talent, added Comras. “Our goal was to create a boutique office product that captures that momentum and serves the next generation of firms choosing Coconut Grove as their base.”</em></strong></p>



<p>The Canopy is located directly across from the newly renovated Mayfair Hotel and CocoWalk, which Comras Company was a co-developer on and fully curated and leased. Within a five-minute walk are Michelin-starred Ariete, Bellini at Mr. C Hotel, Omakai Sushi and a wide range of luxury hotel and residential options.</p>



<p>Looking ahead, Comras Company continues to advance its broader vision for Coconut Grove and Miami Beach. Demolition has officially commenced for NoLi, short for North Lincoln Road, a transformative mixed-use district that will introduce approximately 150,000 square feet of boutique retail, dining, wellness, and experiential concepts to the corridor. </p>



<p>In addition, the firm is planning the launch of a boutique office concept on Lincoln Road, designed to meet growing demand for high-design, walkable workspace in Miami Beach’s evolving urban core.</p>

<p><em><strong>Second Phase of Elemi at Grove Village Adds 27 homes in Miami&#8217;s Oldest Neighborhood </strong></em></p>



<p>Moss, a top-ranked national construction firm, today announced the topping out of phase two of Elemi at Grove Village, a luxury boutique multifamily community being developed by Silver Bluff Development in Miami&#8217;s historic Coconut Grove neighborhood.</p>



<p>The milestone marks the completion of the structure framework for the five-story residential building, bringing the project one step closer to delivering an additional 27 luxury apartments  which offer a rare residential concept in Miami&#8217;s urban housing landscape.  Following in the footsteps of Phase 1, each residence in Phase 2 features two-story floor plans, providing residents with a townhouse-style living experience within a boutique, multifamily community.</p>



<p>Phase 2 is an expansion of the adjacent Elemi at Grove Village, which introduced 46 rental units  to Coconut Grove in 2025. Together, the development offers a thoughtfully designed residential enclave in one of Miami&#8217;s most desirable and historic neighborhoods. </p>

<p>Like Phase 1, the community was designed by Arquitectonica, with interiors by Authorial Studios.</p><p>Residents of both buildings will share a collection of lifestyle amenities designed to support modern living, including a rooftop lounge, pool, co-working spaces, a fitness center and gathering areas.</p>



<p>Founded in the 1800s, Coconut Grove is Miami&#8217;s oldest neighborhood, known for its lush tree canopy, walkable streets, waterfront parks and vibrant mix of restaurants, boutiques and cultural attractions. In recent years, the area has experienced increased demand for luxury housing as residents seek a more intimate, village-style lifestyle within the city.</p>



<p>Designed to complement the neighborhood, Elemi at Grove Village offers large one-, two- and three-bedroom residences with spacious, private terraces. Phase 2 also offers ground-floor retail envisioned to attract food and beverage offerings that enhance residential living and draw visitors.</p>

<p>Arbor Residences, the 45-residence boutique condominium in Coconut Grove, has achieved Temporary Certificate of Occupancy (TCO), marking a major milestone for the family-led development as sales surpass 70 percent. </p>

<p>The milestone carries particular significance for the Kodsi family. Isaac Kodsi, the Miami developer and founder of Ark Capital Group, acquired Arbor out of foreclosure in 2023, returned buyers’ deposits, and restarted construction, restoring momentum to the stalled project. A longtime Coconut Grove resident, Isaac was deeply involved in the neighborhood and committed to its growth. He passed away unexpectedly in August 2025 while the building was nearing completion. </p>

<p>Today, development continues under the leadership of his daughter, Camilla Kodsi, who grew up in Coconut Grove and attended school in the neighborhood. Having worked alongside her father throughout the project, she has seen Arbor through final inspections and completion with the support of the Kodsi family. Camilla plans to continue her work as a developer in Miami, carrying forward both the Arbor vision and her father’s broader legacy at Ark Capital. </p>

The financing, which provides full development funding for the project, marks the largest construction loan closed in Coconut Grove’s history. <p>Affiliates of Miami-based Gencom, a U.S.-based investment firm that owns, operates, and develops prized real estate globally, announced that it has reacquired a majority interest the 115-key The Ritz<a href="https://www.ritzcarlton.com/en/hotels/miarz-the-ritz-carlton-coconut-grove-miami/overview/" target="_blank" rel="noreferrer noopener">&#8211;</a>Carlton Coconut Grove situated at 3300 SW 27th Ave. in Miami, Florida.  </p>



<p>A Gencom-led joint venture originally acquired The Ritz-Carlton Coconut Grove back in 2011 and sold a majority stake on the property to Hersha Hospitality Trust in 2017. The new acquisition transaction was financed by Banco Inbursa, a leading international financial institution with a strong track record financing hospitality and commercial real estate assets, for an undisclosed amount.</p>

<p>The Ritz-Carlton Coconut Grove property first opened in 2002 in Miami&#8217;s historic Coconut Grove neighborhood. In addition to the hotel&#8217;s 115 guestrooms, the Ritz-Carlton property features ~30,000 square feet of flexible indoor and outdoor meeting space, a swimming pool, poolside restaurant, boutique spa and salon, and a fitness center. The 21-story upscale hotel underwent its latest renovation in 2018. The upgrades included renovating the guestrooms and suites, the lobby, swimming pool, and food and beverage spaces that led to the opening of Isabelle&#8217;s Coconut Grove and The Commodore cocktail bar.</p>

<h3><strong>Holiday Party &amp; Awards brings together South Florida&#8217;s commercial real estate community.</strong></h3>
<p data-start="0" data-end="623">Commercial Real Estate Women Miami (CREW Miami) brought South Florida’s commercial real estate community together for an evening of celebration, recognition, and reflection at its annual Holiday Party &amp; Awards. Held on Wednesday, December 10, at Lucid Art Gallery in the Miami Design District, the event marked a festive close to a year defined by leadership, education, and meaningful impact. Members and guests from across the region gathered to honor the organization’s accomplishments and the individuals helping shape the future of commercial real estate, particularly women entering and advancing within the industry.</p>
<p data-start="625" data-end="1305">A highlight of the evening was the presentation of CREW Miami’s annual scholarships. This year, the organization awarded $15,000 to outstanding female students pursuing careers in commercial real estate–related fields, reinforcing CREW Miami’s long-standing commitment to education and access. The 2025 scholarship recipients include Peyton Recer, a Juris Doctor candidate at the University of Miami School of Law, Class of 2027, and the recipient of the Roslyn K. Berrin Scholarship; Patricia Llerena Perez, an architecture student at the University of Miami, Class of 2028; and Pietra Ingletto Wagner, a finance and real estate student at the University of Miami, Class of 2027.</p>
<p data-start="1307" data-end="1549">“Receiving this scholarship reinforces my commitment to building a career in commercial real estate,” said Pietra Ingletto Wagner. “CREW Miami’s support provides both financial assistance and encouragement as I prepare to enter the industry.”</p>
<p data-start="1551" data-end="1943">CREW Miami’s scholarship program supports female undergraduate and graduate students enrolled in real estate-related disciplines at Miami-Dade County institutions who maintain a minimum cumulative GPA of 3.0. The Roslyn K. Berrin Scholarship, awarded annually, honors one of South Florida’s pioneering women in commercial real estate and is funded in perpetuity through a dedicated endowment.</p>
<p data-start="1945" data-end="2681">As the organization looks ahead, CREW Miami leadership emphasized the collective power of connection and community. “CREW Miami is built on the belief that when women are connected, supported, and visible, the entire industry is stronger,” said Josie Legido Correa, Director of Business Development for Florida at JWR Construction and CREW Miami’s 2025 Board President. “Throughout the year, our programs—from scholarships and mentorship to educational events and signature gatherings—created spaces for learning, collaboration, and genuine relationship-building. Backed by the global reach of CREW Network, we are proud to foster a community that opens doors, advances careers, and helps women grow together in commercial real estate.”</p>
<p data-start="2683" data-end="3415">In 2025, CREW Miami delivered a robust calendar of programming designed to educate, connect, and elevate its members and the broader commercial real estate community. The organization hosted 22 events and welcomed more than 1,000 professionals, ranging from hard hat tours and educational panels to virtual cafecitos and signature gatherings such as the annual Golf Tournament and the Tri-Chapter Anatomy of the Deal program. The year also featured fireside chats with local CRE leaders Avra Jain and Ramola Motwani, expanded next-generation outreach through UCREW events at the University of Miami and Florida International University, and paired five emerging professionals with experienced mentors for one-on-one career guidance.</p>
<p data-start="3417" data-end="4000" data-is-last-node="" data-is-only-node="">Additionally, CREW Miami awarded more than $12,000 in professional development scholarships for members to attend CREW Network Convention and Leadership Summits, issued $15,000 in student scholarships, and delivered enhanced visibility and value for corporate sponsors through integrated events and strategic social media engagement. As the holiday season set the tone for the year ahead, the celebration reflected not only a successful year, but a continued commitment to opportunity, leadership, and the advancement of women across South Florida’s commercial real estate landscape.</p>
