Le Labo is coming to Coconut Grove, with the celebrated perfume house set to open a new retail location at 3444 Main Highway.

Known for its hand-blended fragrances, minimalist aesthetic, and highly personalized approach to perfumery, Le Labo’s arrival adds another internationally recognized luxury brand to Coconut Grove’s evolving Main Highway retail corridor.

The new location will bring Le Labo’s signature laboratory-inspired retail experience to one of Miami’s oldest and most distinctive neighborhoods. Customers can expect the brand’s collection of unisex fragrances, candles, body care, and grooming products, with fragrances hand-blended and personalized in-store.

The opening comes as Main Highway continues to attract a growing mix of boutique retail, hospitality, dining, and lifestyle concepts. With its tree-lined streets, historic character, and walkable connection to the heart of the Grove, the corridor has increasingly become one of the neighborhood’s most sought-after destinations for experiential retail.

Founded in 2006 in New York’s Nolita neighborhood and with roots in Grasse, France, Le Labo has become one of the world’s best-known niche fragrance brands. The company is recognized for its emphasis on craftsmanship, raw ingredients, fresh blending, and personalization, an approach that has helped define the modern luxury fragrance market.

The Coconut Grove location further expands Le Labo’s presence in South Florida while introducing its distinctive retail concept to a neighborhood increasingly positioned at the intersection of luxury, culture, and lifestyle.

Comras Company has fully leased 33,000 square feet in The Canopy, its newly repositioned mixed-use building in the heart of Coconut Grove, marking a significant milestone for one of Miami’s in-demand submarkets. The recently completed project transforms a legacy retail and fitness property into a modern workplace designed to meet the growing demands from national finance and investment firms seeking premium space in Miami’s urban core.

Originally developed by Michael Comras more than 25 years ago, the property has undergone multiple iterations, previously home to Spec’s Music, Old Navy, and Shaq’s 24 Hour Fitness. The latest redevelopment reimagines the building into a high-design office destination commanding top-of-market rents in one of South Florida’s most competitive markets.

The project’s full lease-up comes as Miami continues to benefit from sustained corporate relocations. Companies such as Palantir Technologies and a growing number of hedge funds and private equity firms, are further tightening Class-A office inventory and driving demand for boutique, walkable office environments like Coconut Grove.

The neighborhood has also seen record-setting waterfront transactions, including purchases by Google co-founder Larry Page and billionaire investor Timothy Carver, highlighting the Grove’s appeal to ultra-high-net-worth executives who prioritize proximity, lifestyle and privacy.

The Canopy is designed with a hospitality-forward aesthetic, featuring a concierge and lounge-style seating area. The third floor includes a private 1,671-square-foot rooftop terrace, while office suites overlook Coconut Grove’s iconic tree canopy, offering abundant natural light and a sense of privacy rarely found in urban office settings.

On the ground floor, Comras Company curated a complementary tenant mix that enhances the daily experience for office users, including Carrot Express, FedEx, and One Medical, a modern primary care provider.

A Gencom-led joint venture originally acquired The Ritz-Carlton Coconut Grove back in 2011 and sold a majority stake on the property to Hersha Hospitality Trust in 2017. The new acquisition transaction was financed by Banco Inbursa, a leading international financial institution with a strong track record financing hospitality and commercial real estate assets, for an undisclosed amount.

The Ritz-Carlton Coconut Grove property first opened in 2002 in Miami’s historic Coconut Grove neighborhood. In addition to the hotel’s 115 guestrooms, the Ritz-Carlton property features ~30,000 square feet of flexible indoor and outdoor meeting space, a swimming pool, poolside restaurant, boutique spa and salon, and a fitness center. The 21-story upscale hotel underwent its latest renovation in 2018. The upgrades included renovating the guestrooms and suites, the lobby, swimming pool, and food and beverage spaces that led to the opening of Isabelle’s Coconut Grove and The Commodore cocktail bar.

Commercial Real Estate Women Miami (CREW Miami) brought South Florida’s commercial real estate community together for an evening of celebration, recognition, and reflection at its annual Holiday Party & Awards. Held on Wednesday, December 10, at Lucid Art Gallery in the Miami Design District, the event marked a festive close to a year defined by leadership, education, and meaningful impact. Members and guests from across the region gathered to honor the organization’s accomplishments and the individuals helping shape the future of commercial real estate, particularly women entering and advancing within the industry.

A highlight of the evening was the presentation of CREW Miami’s annual scholarships. This year, the organization awarded $15,000 to outstanding female students pursuing careers in commercial real estate–related fields, reinforcing CREW Miami’s long-standing commitment to education and access. The 2025 scholarship recipients include Peyton Recer, a Juris Doctor candidate at the University of Miami School of Law, Class of 2027, and the recipient of the Roslyn K. Berrin Scholarship; Patricia Llerena Perez, an architecture student at the University of Miami, Class of 2028; and Pietra Ingletto Wagner, a finance and real estate student at the University of Miami, Class of 2027.

“Receiving this scholarship reinforces my commitment to building a career in commercial real estate,” said Pietra Ingletto Wagner. “CREW Miami’s support provides both financial assistance and encouragement as I prepare to enter the industry.”

CREW Miami’s scholarship program supports female undergraduate and graduate students enrolled in real estate-related disciplines at Miami-Dade County institutions who maintain a minimum cumulative GPA of 3.0. The Roslyn K. Berrin Scholarship, awarded annually, honors one of South Florida’s pioneering women in commercial real estate and is funded in perpetuity through a dedicated endowment.

As the organization looks ahead, CREW Miami leadership emphasized the collective power of connection and community. “CREW Miami is built on the belief that when women are connected, supported, and visible, the entire industry is stronger,” said Josie Legido Correa, Director of Business Development for Florida at JWR Construction and CREW Miami’s 2025 Board President. “Throughout the year, our programs—from scholarships and mentorship to educational events and signature gatherings—created spaces for learning, collaboration, and genuine relationship-building. Backed by the global reach of CREW Network, we are proud to foster a community that opens doors, advances careers, and helps women grow together in commercial real estate.”

In 2025, CREW Miami delivered a robust calendar of programming designed to educate, connect, and elevate its members and the broader commercial real estate community. The organization hosted 22 events and welcomed more than 1,000 professionals, ranging from hard hat tours and educational panels to virtual cafecitos and signature gatherings such as the annual Golf Tournament and the Tri-Chapter Anatomy of the Deal program. The year also featured fireside chats with local CRE leaders Avra Jain and Ramola Motwani, expanded next-generation outreach through UCREW events at the University of Miami and Florida International University, and paired five emerging professionals with experienced mentors for one-on-one career guidance.

Additionally, CREW Miami awarded more than $12,000 in professional development scholarships for members to attend CREW Network Convention and Leadership Summits, issued $15,000 in student scholarships, and delivered enhanced visibility and value for corporate sponsors through integrated events and strategic social media engagement. As the holiday season set the tone for the year ahead, the celebration reflected not only a successful year, but a continued commitment to opportunity, leadership, and the advancement of women across South Florida’s commercial real estate landscape.

Chop takes over the 10,000-square-foot ground floor space formerly home to The Key Club, which closed in June 2024. This marks the brand’s first foray into the United States, bringing its premium steakhouse experience to Miami’s vibrant dining scene.

Founded in 2006, Chop boasts 18 locations across Canada and a reputation for high-quality steaks—claiming to have served 597,116 steaks last year alone. With a sleek atmosphere and chef-driven menu, the Grove location is poised to set a new standard for elevated dining in the area.

The new U.S.-specific website for Chop lists Coconut Grove as its flagship American outpost, teasing an “unforgettable steak experience coming soon.” Additionally, the brand has launched an Instagram account — @chopsteakhouseusa — dedicated to this new chapter.

While full menu details for the U.S. have yet to be unveiled, the Canadian menu features favorites such as Filet Mignon, Smoked Rib Eye, and Prime Rib, along with standout appetizers like Crab Cakes, Steamed Mussels, and French Onion Soup.

With the launch of its digital presence and an official opening date now confirmed, anticipation is building fast. Coconut Grove’s food lovers can mark their calendars — June 11 is the day Chop makes its sizzling Miami debut.

I am Michael Comras, Principal of The Comras Company of Florida. We have been developing and leasing in Miami for approximately 30 years. Today we are in the heart of Coconut Grove,  in front of our latest  re-development, “The Canopy Offices in Coconut Grove.” The Canopy Offices are a part of  a 33,000 square foot building, which I developed approximately 25  years ago.

Is the building completed and ready to welcome new tenants?

We are completing the redevelopment which includes an updated façade, storefronts, landscape, lighting and building systems, contemporizing it for today’s vibrant Coconut Grove. The Canopy Offices are currently being built into boutique office suites, ranging in size from approximately 2,000 square feet to 12,000 square feet with 14-foot ceilings heights. Contemporary finishes include glass partitions, designer flooring, and lighting all to create an exciting work environment. Construction also includes new restrooms, elevators and air conditioning. We are pre-building all of the suites, to allow tenants the ease of moving in without delay. The office spaces will be completed in August of 2024 and we’re excited to bring in some new to market tenants. 

The office suites are located on the second floor while the third floor, penthouse office suite, provides for a semi private elevator access with a private rooftop deck, offering the ability to add your own private putting green. 

What types of businesses or tenants is The Canopy Offices in The Grove targeting, and what makes it an attractive opportunity?

We’ve recently signed leases with Acore Capital, a leading commercial real estate finance  company, which will  occupy  approximately 4,000 square feet and Trinity Investments, a private real estate investment firm, which will occupy approximately 3,000 square feet. We are actively seeking  financial services companies, hedge funds, and family offices, to provide the ideal co-tenancy. The ground floor has been re-merchandised to include Carrot Express, a wildly popular fast-casual restaurant, FedEx and One Medical, a primary care facility.

What amenities and facilities The Canopy Offices offer to tenants?

The best amenities of the building include its prime location and contemporary design with large windows on the second and third levels, providing great views over the magnificent canopy of trees. This led us to come up with the name “The Canopy Offices.” As you sit in your office, you’ll be able to see the beautiful green outside your window and capture the energy of what Coconut Grove is all about. The lobby will be finished with a hospitality feel and include a seating area with a concierge. Another attractive feature about The Canopy Offices, while they are at the center of everything, the offices will be very private and exclusive. This will ensure a carefully curated mix of tenants.  

How is The Canopy Offices designed to foster a collaborative and vibrant business community among its tenants?

By creating a very secure, upscale environment in the heart of the Grove, we can provide a platform for companies looking to distinguish themselves. We are seeing tenants embrace the project and want to be part of something unique.

How does The Canopy Offices address sustainability and environmental considerations, if at all, in its design and operations?

As we design, we  focus on adding  sustainable materials and systems to the property. We’ve taken a building that  was  designed 25 years ago and brought it up to a state of the art facility, very fitting of the Grove. 

The scale of the building is two and a half stories and it fits well within the village context. We are really excited about the way the project has been received,  the interest from tenants, other landlords, residents and the Village of Coconut Grove.

With over 30 years of experience in the industry, Comras highlights the journey from conception to completion of this 33,000 square foot marvel. Originally developed 25 years ago, the building has undergone extensive renovations, including façade updates and modern storefronts, to align with contemporary aesthetics and the green vibe of Coconut Grove.

But what sets The Canopy Offices apart is not just its structural transformation—it’s the vision behind it. What inspired the joint venture with Comras, Grass River Property, and Federal Realty Investment Trust (FRIT) to undertake the modernization of CocoWalk in the village of Coconut Grove?

Ramsey:  Fondly known for “Where the Grove comes together,” CocoWalk has always been ideally suited as a destination for retail, dining and entertainment. The walkability of the neighborhood and strong demographic profile made it a favorable redevelopment opportunity for the joint venture. Cocowalk is now solely owned and managed by Federal Realty Investment Trust (NYSE: FRT).

Could you describe the vision behind the transformation of CocoWalk into Miami’s most vibrant and walkable people space?

Ramsey: Reimagined for the 21st century and inspired by Coconut Grove’s tropical gardens and lush surroundings, Cocowalk was designed to be the living room of the Grove. Unique boutiques, chef-driven dining destinations, and a five-story Class A office building helped reenergize the neighborhood for the daily lifestyle needs of those living, working or visiting the Grove. Expansive outdoor seating in the renovated open-air plaza with a 60’ Kapok tree at its center has helped to transform CocoWalk into one of most beloved gathering places in the Grove.

What specific features or amenities have been added or enhanced as part of the modernization process?

Ramsey: CocoWalk aligned its updated design with a robust placemaking program, emphasizing the native foliage and iconic tree-lined streets to better embrace Coconut Grove. The design incorporates subtle nods to the Grove’s rich history. As part of the mixed-use strategy, an 85,762-square-foot, five-story Class-A office building was added to the property. The redesign also removed the central building, creating an open-air space that directly connects to the pedestrian walkway.

Several new restaurants—Botánico Gin & Cookhouse, El Bagel, Eva & The Oyster Bar, Mister O1 Extraordinary Pizzeria (known for its star-shaped pizzas), Narbona, PLANTA Queen, Salt & Straw, Sweetgreen, Sushi Garage, and The Key Club—have opened alongside new and returning retailers: INFINITY Beyond Fitness, 3D Brows, Bluemercury, Coco Cigar, Edite Mode, Miami-based eyewear designer and retailer Edward Beiner, Europann, Gas Bijoux, Glosslab, FPMovement, School of Rock, Skin Lab, Sportive, The Spot, and YouFit. They stand alongside longtime favorite establishments, including a fully renovated Cinépolis Theater, since the completion of CocoWalk’s redevelopment.

How does CocoWalk cater to the diverse needs and preferences of Coconut Grove’s resident, office, and now hotel markets?

Ramsey:  Inspired by the Grove’s legacy for an eclectic neighbors and visitors CocoWalk has been curated by a dynamic collection of local, national and direct access to dozens of dining and shopping options has been key in the evolution of Coconut Grove as a premier destination.

Can you elaborate on the role CocoWalk plays in contributing to the resurgence of Coconut Grove as a vibrant community?

Ramsey: CocoWalk serves as a focal point for commerce, entertainment and community engagement. The mix of retail and entertainment options attracts both locals and visitors, contributing to the vitality of Coconut Grove and helping to boost foot traffic and support for neighboring local businesses. We aim to serve the Grove community by fostering a sense of togetherness, which we achieve in part by supporting local gatherings including the Coconut Grove Arts Festival, further integrating CocoWalk into the area’s cultural atmosphere.

In what ways does CocoWalk integrate with the surrounding area to create a cohesive urban environment?

Ramsey:  CocoWalk’s location, combined with easy access to public transportation and pedestrian pathways, allows for seamless connectivity between the property and its surroundings, making it feel like a natural extension of the neighborhood. Our architectural style incorporates natural elements that blend with Coconut Grove’s historical setting.

How does the revitalized CocoWalk contribute to the overall economic and cultural landscape of Coconut Grove and the greater Miami area?

Ramsey:  CocoWalk’s revitalization has attracted tourists from across the city and beyond contributing to Miami’s broader tourism industry. The transformation has significantly contributed to the growth of the local economy by bringing new businesses and fostering the creation of new jobs in the area elevating the Grove as a premier neighborhood.

Looking ahead, what are the long-term goals and aspirations for CocoWalk as a mixed-use anchor in Coconut Grove?

Ramsey:  Uniquely positioned in the heart of the Grove, CocoWalk offers locals and visitors highly desired dining and shopping opportunities with each visit. Events centered around bringing the community together, including FP Movement’s Monthly Movement Series and continuing unique partnerships like the Candlelight Concerts Series. Ramsey:  The One CocoWalk Class A Office Building is part of a selected group of sustainable and innovative buildings which are LEEDv3 Gold certified in the City of Coconut Grove. CocoWalk’s LEED Certification reflects the sustainability initiatives undertaken during its construction, including development density, community connectivity, pollution prevention, water efficiency, energy optimization and the use of low-emitting and regional sourced materials.
